Director of Property & Asset Management
We're a Phoenix-based family office hiring a Director of Asset & Property Management. ~400,000 sf of small-bay multi-tenant industrial and neighborhood retail across AZ, TX, and four other states. Long-hold strategy ā we optimize and compound, no flips.
- What's actually different about this role:
- Two principals. Small 1099 team. You're not a unit of a PM firm ā you're the senior operator who runs the portfolio's day-to-day so we can stay in capital allocation, acquisitions, and 1031s.
- Real seniority. You make operating decisions up to $5K solo. You drive third-party PMs and catch what they miss. You own the insurance program, the compliance calendar, the lease pipeline, and data integrity in our PM software.
- Real comp. $50-65/hr, 1099, 30-35 hrs/wk. Fully remote, Phoenix-based for occasional Sedona & Flagstaff property visits.
- What we need:
- 8+ years in commercial property/asset management ā not residential
- Direct NNN/MG/Gross lease negotiation
- (Preferred) Multi-state portfolio experience
- You read a P&L and can challenge a PM report on NOI
- Self-managed property experience, not just oversight of third-party PMs
- Okay with 1099 position - not W2.
- Phoenix metro-based
Bonus: AZ broker license, Rent Manager experience, family-office or principal-side background.
