Real Estate Appraisal Data Entry VA (TOTAL + MLS + Public Records) - Contract to Hire
I’m a real estate appraiser looking for a detail‑oriented virtual assistant to help with non‑lending appraisal file preparation. This is NOT valuation work. You will follow a clear, step‑by‑step workflow to gather data, organize documents, and enter factual information into TOTAL.
If you’re reliable, accurate, and good with structured tasks, this is long‑term work.
Your Responsibilities
You will follow a written SOP to complete tasks such as:
1. Public Records Research
Pull assessor data
Pull tax data
Pull parcel maps
Pull legal descriptions
Cross‑check MLS vs assessor
Flag discrepancies (no interpretation)
2. MLS Data Extraction
Download MLS sheets
Extract factual fields (GLA, bed/bath, basement, garage, year built, HOA, etc.)
Gather listing history
Save agent remarks to workfile (no summarizing)
3. TOTAL Data Entry (Non‑Lending Files)
Enter factual data only
Enter subject and comp details
Enter MLS/public record fields
Leave adjustments, condition, quality, and commentary blank
4. Photo & Map Packages
Download and rename photos
Create map packages (parcel, aerial, flood, zoning when available)
5. Workfile Assembly
Organize documents into a clean folder structure
Ensure all required items are included
Complete a final QA checklist
What You Will NOT Do
To comply with USPAP and my internal standards, you will not:
Make adjustments
Choose “best” comps
Interpret condition or quality
Write commentary
Make valuation decisions
Decide highest and best use
Summarize market trends
This is data gathering and data entry only, following a clear workflow.
Required Skills
Strong attention to detail
Ability to follow step‑by‑step instructions
Comfortable navigating MLS (any system)
Experience with real estate data entry
Strong English reading comprehension
Reliable internet and consistent availability
Bonus (not required):
Experience with TOTAL
Experience working for an appraiser
Familiarity with U.S. property records
Experience with non‑lending appraisal workflows
Hours & Schedule
Part‑time to start (5–15 hours/week)
Flexible schedule
